Appraised numerous parcels in a four block area near the Tacoma CBD to be used by the UW as a branch campus. The assignment demanded a clear understanding of historical renovation issues, tax incentive programs, and complex feasibility issues.
The Howe Building, the Colonial Hotel, and the McDonald Smith Building, all in Tacoma CBD Historical Districts, were renovations to low income housing and commercial use. Each appraisal involved various special financial incentives, investment tax credit incentives, and real estate tax abatement incentives. The Howe Building project involved close correlation with an architect and engineer to develop five scenarios to be considered in the highest and best use analysis.
The renovation of the Sprague Building into office use, primarily for the United Way of Pierce County, also involved investment tax credit incentives and real estate tax abatement incentives.
The aquaculture facility in Thurston County and the fish hatcheries in Pierce and Grant counties involved multi-state comparable searches. The appraisals also required the understanding and analysis of complex water rights issues and valuation concerns, as well as intensive market studies to develop supply and demand characteristics.
